Ext.mixin.Observable vs Ext.util.Observable

There are now 2 Observable classes, one being a mixin. The example for the Ext.util.Observable documentation uses the class as a mixin rather than as an extend. Which one should be used when? And should Ext.util.Observable be subclasses rather than mixed in?
