EXT JS 5.0 - MVVM

Planning to POC EXT JS 5.0 . Installed 5.X.

1) If I have to bypass the Sencha Command, wont it be as simple as including the ext.all.js file and the associated .css file. I was able to find the ext.all.js file but not the css from the zip.

2) Are there any other dependent JS file to include to make mvvm work ?
