Load js files only when required

Hi,

I am using sencha architect 3.0 and Ext Js 4.2.2. In my application there are as many as 400 files, which includes controller files, model files, store files, view files and images. When I access my application in the browser, all the above mentioned files will be loaded first and this takes around 30 - 40 seconds. So I wanted to load files only when required but not during initial loading.

Can anyone please tell me how can I achive this?
